Throughout my 25+ year career as a Construction Project Manager I have worked effectively to coordinate projects from the inception through substantial completion and project closeout, interacting with various architectural and engineering firms as well as the contractor pools and local government officials.
I believe my extensive experience in this field, as well as my overall background in CM/PM will enable me to be an effective resource for the organization.
ERIC B. PEARSON – SENIOR PROJECT DIRECTOR—ASSOCIATE
Mr. Pearson has been a construction project director with over 26 years of construction related
experience, with an emphasis in civil, mechanical, and general construction. His experience includes management of commercial construction projects, both publicly and privately funded. The projects have ranged in cost from $50,000 to $211 million, and in diversity from major industrial projects for the pharmaceutical industry to high end projects for Fortune 500 companies. Mr. Pearson has been responsible for all key aspects of these projects and was given the access and the latitude to maintain weekly interaction with Senior Management, Upper Echelon Focus Groups and Senior Steering
Committees from these various firms.
He has also acted as the Senior Discipline Coordinator and central focal point for various Design/Build projects, excelling in communicating and coordinating with various Architectural and Engineering firm Design Leaders as well as overseeing the Project Controls Group, having a well-defined
understanding and knowledge base of estimating and scheduling models and software programs.
His technical background in conjunction with his marketing capability, risk assessment and issue
resolution, familiarity with Delaware Valley Subcontractors and Suppliers along with the performance of due diligence work - whether it be in the field with geo-technical or environmental companies or in the conference room with legal firms, or real estate brokerage firms, his “hands on†approach makes him a capable and essential asset of any project team.
Project Experience
School District of Philadelphia – Senior Project Manager
August, 2005 – July, 2006
As a Senior Project Manager for the School District of Philadelphia, his responsibilities included managing the construction of 13 schools simultaneously, including Elementary, Middle, Vocational Technical, and High Schools; coordinating with the individual school’s staff, the selected Architectural and Engineering firms, Environmental Remediation contractors, the Philadelphia Schools Improvement Team (PSIT), and M/WBE firms contracted by him for a variety of
construction-related responsibilities.
Charged with establishing and maintaining the budget for his firm’s resources, he was responsible for all construction activities as well as the budget and cost for each school project. Projects ranged in size from $4.6M to $38M, and included participation in a Green-field design planning effort for a Silver Level Leed elementary school, as well as other new schools, major additions to existing schools, and the complete renovation of other existing schools. He was responsible for resource interview and acquisition of six M/WBE firms, developing and implementing sub-consultant agreements for all firms. Meeting with Design and Engineering leaders in the company’s Manhattan, NY office on a weekly basis, he reviewed all documents with each design leader for cost, value engineering and constructability. He worked closely with the PSIT during the construction bidding process, having an understanding of local contractors that were either unqualified, or maintained a saturated work-load, and may not perform to expectations. With an office in center city Philadelphia, he traveled to and from the city on a daily basis, and visited each school site weekly. The Project was currently in the 8th month of a three year planned completion, and was on budget and within schedule.
Shire Pharmaceuticals Group New Corporate Headquarters Campus Project
– Design/Build Project Director– 2004 - 2005
As Design/Build Project Director for the fit-out of Shire's New Corporate Headquarters Campus in
Chesterbrook, Pa., his responsibility included day to day management and completion of the project design, working closely with all architectural and engineering leaders for initial and monthly Cost
Estimates, Procurement specifications as well as the Construction specifications and drawings,
incorporating Value Engineering where and when possible along with Constructability reviews at various stages throughout the design process. His direct approach for the construction for this hyper-track project inserted him as the Senior point of contact for all aspects of the project, which included monthly reports at a minimum for all financial aspects of the project.
The two, multi-story buildings totaled over 220,000 sf and included a new, State-of-the-art Data
Center complete with Blade Technology and Fiber-optic infrastructure, a new Multi-level Pedestrian Bridge that provided secure, weather-proof access between the buildings, high end Executive Suites and communal general office areas, a modern Marketplace Style cafeteria, Information Center
complete with a High Density Records Center, and new Security and Building Management systems. He also was responsible for the design and incorporation of Swing Space within available areas at an adjacent office complex to house the current corporate workforce while construction activities
proceeded in order to finish the project on schedule in six months. The construction cost of the
project totaled $37 million, and at the apex of the construction work, employed over 300 tradesmen on a daily basis, and placed $30 million of completed work in four months. The project was
completed on schedule and within budgeted forecasts.
IKEA Stores of North America - Construction Estimating Manager
2004 to 2006 – (intermittent assignments – on call)
Traveled through-out the US visiting potential IKEA building sites to assess local conditions, meet with local Township and City Engineers to determine soil profiles, ground water surveys, easements and wetland mitigation studies. Consorted with local Building Code officials for structural and Civil requirements, Real Estate Developers for the coordination of additional development of adjacent properties, and local contractors to gain a first-hand understanding of the local construction market conditions. These surveys and estimates were completed for nine sites throughout the US to provide an accurate account for the feasibility and estimated cost of site preparation for store construction. Utilized the client’s proprietary estimating software for this effort.
West Pharmaceuticals—Project Controls Team Leader
2003 to 2005
Served as the Senior Project Controls Team Leader for the reconstruction and expansion of this 200,000 sqft manufacturing facility located in Kinston, NC, coordinating estimating groups from offices throughout the US utilizing Timberline estimating software for the various building systems and infrastructure components. Provided weekly scheduling reports through Primavera’s Expedition document control software and Microsoft’s Project scheduling software for Procurement and anticipated expense, while coordinating Site modification design to incorporate various retention basins and waste water treatment facilities. Provided Project Controls oversight for the design and construction of the manufacturing building complete with electrical substation and mechanical
infrastructure, and the Division Headquarters corporate office campus. Engaged with Township and City officials in on-going discussions for all permitting and the North Carolina Department of
Transportation for highway easements and clearances.
Boeing Design/Build of V-22 Focus Factory - Design/Build Project Manager
2002 - 2004
Served as the Senior Design/Build Project Manager for the complete conversion of an existing 8-acre warehouse into a 171,000 square-foot full scale production and Engineering office support facility in Ridley Park, PA, for the full-rate production of the V-22 Osprey for Boeing/Bell Helicopter and NavAir. The responsibility included daily management of the project design through completion, working closely with all Design Team leaders for a Cost Estimate, Specifications and drawings, incorporating Constructability Reviews at various stages throughout the design process. His direct, “no nonsense†approach to the construction for this fast-track project permitted him to regulate the pace of the project and as the Senior point of contact for all aspects of the project, his duties included monthly reports at a minimum for all financial aspects of the project.
The converted facility also contained a multi-story engineering support office with several high-tech video conference meeting rooms to support the Boeing/Bell Helicopter/Nav-Air partnership, and a full-service kitchen and cafeteria. The project was also in conjunction with a major infrastructure upgrade project, and had to be planned and scheduled accordingly.
The project also incorporated the relocation of Boeing UAW employees, their tools, and
approximately $80M of unfinished aircraft parts in a seamless transition that did not compromise 1 hour of production downtime. He also was responsible for the direction of the subsequent $3.2 M Office Expansion Project, which was awarded outright – Boeing elected to forego the bid process, and expedited solely through him. He received special Federal Government clearance for his work at this Military Defense Facility, and held that clearance through out both projects.
Roche Vitamins and Fine Chemicals – Resident Construction Manager
1998 - 2002
As the Senior Construction Manager, he was responsible for all construction-related activities on a day-to-day basis for a 4 ½ year period in northwestern New Jersey, as he managed projects from $50,000 to $6.5M, and ranged from coded vessel replacement to a full scale dry chemical vitamin process plant expansion. He worked closely with various design team leaders and local construction companies to provide construction design and management for infrastructure design, cost estimates, constructability reviews, Primavera scheduling, document control, as well as all financial
management for these projects. At the outset, he was one of four construction management companies vying for work at the facility, and remained as the sole Construction Manager 4 ½ years later when this division was procured by another firm.
AstraZeneca (formerly Astra Merck) Facility Renovation and Construction Projects – Construction Manager 1995 – 1998
Provided construction management for utility service upgrades; interior demolition and office
construction, which included procurement and construction of demountable wall systems and office systems furniture; interior demolition and fit-out for four buildings totaling 500,000 square feet over a two-year period in Chesterbrook, PA. Working daily with Senior Design team leaders, as well as local contractors to provide construction design and management for interior design, cost estimates, constructability reviews, Primavera scheduling, document control, as well as all financial management for these projects. He also provided construction services for a facility loading dock, which included drainage basin modifications for access improvements. The construction cost of the projects totaled in excess of $55 million.
